Most people are handed one path and told it is the only one. Get a mortgage, or wait. Sell through a listing, or take a lowball offer. The Option Co. exists because there are more structures available than most people are ever shown, and because the right one depends entirely on the situation.

We are a principal. We buy, we fund, and we partner on deals with our own capital rather than arranging them for other people. That changes the conversation: when we tell you something works, it is because we are willing to be in it.

We Turn Down More Than We Write

Search rent-to-own and you will find a hundred programs promising that credit does not matter and anyone can qualify. That is how people get hurt. A lease-with-option only works if there is a real route to owning the home at the end of it, and most of the time there is not.

So we underwrite every deal properly. We verify income and debt-to-income. We review credit. We require a documented path to a conventional refinance from a licensed loan officer before we will write anything. And we require a minimum of 10% down, because someone with no equity in the outcome is someone we would be setting up to fail.

That means we say no more often than we say yes. We think that is the point.

Two Kinds of Work

Residential — Lease with option to purchase. We fund these directly for buyers who have real money down and a real reason a lender said no: self-employment, a divorce, a credit event they have since recovered from. Available in Minnesota, Wisconsin, Ohio, Georgia, and Florida.

Commercial — We acquire, reposition, and operate commercial and multifamily property in Minnesota and Wisconsin, and sponsor deals alongside operating partners. Multifamily, retail and mixed-use, hospitality, industrial, and office conversion.

Who Ends Up Here

Buyers a lender turned down — with 10% or more down and income that supports the payment.

Loan officers — we take the file you cannot close today and hand the borrower back to you mortgage-ready. You keep the relationship and you get the loan later.

Agents — bring us a buyer you cannot place. You represent them, you earn your commission, and a dead file turns into a closing.

Owners and sellers — property that needs structure rather than a standard sale.
